October 2026 Salida Real Estate Market Update
"How's the market?"
It's probably one of the questions we hear most often at Pinon Real Estate Group. And lately, the conversation often starts with something like, "It seems like houses are just sitting on the market."
It's an understandable observation. Some homes are taking longer to sell, and For Sale signs may stay up longer than we're accustomed to seeing.
But does that mean nothing is selling?
Not according to the numbers.
We took a closer look at residential real estate activity in Salida, Colorado, comparing January 1 through September 30, 2026, with the same period in 2025. The results tell an interesting story about a market that is still moving, just at a different pace.
Salida Real Estate Market: 2026 vs. 2025
Here's what the MLS data shows:
Market Indicator | 2025 | 2026 |
|---|---|---|
Number of Closed Residential Sales | 25 | 24 |
Median days on market (MLS) | 44 | 67 |
Median sold price | $675,347 | $683,728 |
Data reflects January 1–September 30th of each year.
The number of closed residential sales is nearly identical, with just one fewer closing in 2026 compared with the same period last year.
However, median days on market increased from 44 to 67 days. That's an additional 23 days, or approximately 52% longer.
Meanwhile, the median sold price increased approximately 1.2%, although median prices can be influenced by the types and price ranges of properties sold.
So, what does all of this mean?
Homes Are Still Selling. They're Just Taking Longer.
One of the biggest misconceptions about today's market is that longer listing times mean buyers have disappeared.
The numbers tell a more nuanced story.
With 24 closed residential sales compared with 25 during the same period last year, transactions are still happening at a similar overall volume.
What has changed is how long homes are spending on the market.
Buyers may be taking more time to evaluate their options, compare properties, and consider whether a home's asking price aligns with its condition, location, and features.
And while Salida continues to appeal to people seeking its mountain-town lifestyle, that appeal doesn't mean every property will sell quickly or at any asking price.
A desirable market can still be a price-sensitive market.
What About Homes Currently Under Contract?
Here's another interesting piece of the picture.
As of October 20, 2026, there were 28 residential properties under contract in Salida, across all price ranges, including homes with acreage and properties under contract with and without contingencies.
While these transactions aren't guaranteed to close, they offer another indication of ongoing buyer activity.
Combined with the closed-sales figures, this helps illustrate an important distinction: Homes may be taking longer to sell, but the market hasn't stopped moving.
The pace has changed, and buyers may be approaching their decisions differently, but properties are still going under contract.
Why Salida Continues to Attract Buyers
There's a reason people want to live in Salida.
From outdoor recreation and access to public lands to a vibrant historic downtown, local restaurants, galleries, and community events, Salida offers a lifestyle that's difficult to replicate.
For some buyers, being able to walk or bike a few blocks to downtown is a major priority. Others are looking for mountain views, additional space, newer construction, or a particular neighborhood.
And, of course, there's the age-old real estate principle: location, location, location.
Two homes with similar square footage can offer very different benefits depending on where they're located.
Sometimes an older home near downtown may appeal to buyers more than a newer, larger home farther away. Lot size, zoning, access, and potential future uses can also influence a property's value.
Those differences help explain why comparing homes solely by price per square foot doesn't always tell the whole story.
What About Available Inventory?
Another important piece of the market is what buyers can actually choose from.
On October 20, 2026, an MLS search of active residential listings priced at $550,000 or less revealed:
14 active residential listings in Salida
Seven of those were condominiums
Two were manufactured homes
Only a handful were located near downtown Salida
Nearby Poncha Springs had eight active residential listings in the same price range, including townhome options.
For buyers hoping to purchase a particular type of home in a specific Salida neighborhood, the available choices may be more limited than the overall listing count suggests.
It's a reminder that inventory isn't simply about how many homes are for sale. It's also about whether those homes meet a buyer's needs, budget, and location preferences.
These figures represent one price segment at a single point in time, rather than the entire housing market.
What Does This Market Mean for Sellers?
Perhaps the most important takeaway for sellers is that strong interest in Salida doesn't automatically translate into strong interest in every listing.
Today's buyers have access to extensive property information. They're comparing homes online, studying photos, reviewing property details, and evaluating their options before scheduling showings or making offers.
That makes pricing and presentation especially important.
A home can be well-maintained, beautifully located, and full of desirable features, but if the asking price doesn't align with what buyers are willing to pay, it may take longer to attract an offer.
And that's where flexibility matters.
A price adjustment isn't necessarily an indication that something is wrong with a property. Sometimes it's simply a response to the feedback the market is providing.
Sellers should pay attention to showing activity, buyer feedback, competing listings, and recent comparable sales.
The goal isn't to price a home below its value. It's to position it competitively based on current conditions.
The market ultimately responds to the combination of price, condition, location, and buyer expectations.
What Does This Market Mean for Buyers?
For buyers, longer listing times may create opportunities to approach the home search more thoughtfully.
There may be more time to evaluate a property's condition, review comparable sales, understand financing options, and consider the long-term fit of a home.
But it's important not to confuse a slower market with a market where every seller is willing to negotiate.
Desirable properties that are appropriately priced can still attract serious interest.
And as the inventory numbers illustrate, buyers looking for a particular property type or location may still face limited choices.
The key is understanding the market you're shopping in rather than relying on broad assumptions about whether it's a buyer's or seller's market.
The Bottom Line: Salida's Market Is Moving, Just Differently
So, how's the real estate market in Salida?
The numbers show that homes are still selling at a similar volume to last year, but they're generally taking longer to do so.
For sellers, that reinforces the importance of realistic pricing, strong presentation, and a willingness to respond to market conditions.
For buyers, it may mean more time to make informed decisions, while recognizing that location and limited inventory still matter.
And for anyone watching the market from the sidelines, it's a reminder that a For Sale sign doesn't tell the entire story.
At Pinon Real Estate Group, we believe the most useful real estate conversations begin with local knowledge, accurate information, and an understanding that every property — and every client's goals — are different.
The market hasn't stopped moving. It's simply moving differently.
